The sale of real property for the highest price on the best terms is the singular objective of every seller.   • We will devote all time and energy necessary to sell your property.
  • We will recommend ways to improve the exterior attractiveness of your property to maximize its "curb appeal."
  • We will recommend interior improvements to your property to enhance its appearance, optimize its utility and otherwise make it ready for sale, prior to listing.
  • We will conduct a market analysis of similar properties, adjusted for your property's unique features and arrive at an aggressive but realistic sales price based upon your property's attributes.
  • We will develop and execute a coordinated marketing plan, including listing the property in the appropriate section of the Greater Capital Region multiple listing service (MLS), print advertisements in local daily newspapers, Internet web site listings, ads in other real estate publications, place a "For Sale" sign on the premises, produce & distribute attractive property descriptions, photo-brochure, etc., all at the Seller's direction.
  • We will schedule showings to maximize your property's saleability.
  • We will hold Open House showings of your property, as necessary.
  • We will match available properties with Old Albany's extensive list of potential buyers and/or work with cooperating agents.
  • We will handle all contract offers to purchase and present the same to you.
  • We will negotiate the best sales price and contract terms on your behalf.
  • We will have you complete all necessary real estate disclosures pertaining to your property.
  • We will obtain necessary documents (deeds, tax bills, surveys, back title search/reports, etc.).
  • We will coordinate structural & pest inspections and meet inspectors at the property.
  • We will help obtain contractor's estimates and effectuate repairs of major items, as may be necessary prior to closing.
  • We will suggest creative financing solutions for the sale in the absence of conventional financing.
  • We will work with attorneys, lenders, bank appraisers & closing agents, mortgage brokers, insurance agents, government agencies (building departments, environmental agencies, taxing jurisdictions, etc.), relocation companies, prior to and at closing of title.
  • We will conduct a pre-closing walk-through and arrange for pre-possession agreements/storage of items, if any, and any last minute adjustments to sale.
  • We will attend the closing for transfer of title, possession, keys, etc.
  • "Old Albany" will handle every detail of the sale, with the end result being: "SOLD!"
