Buyers Checklist

  • We will identify each client's needs and desires to realistically match available properties to their financial resources.
  • We will help clients get pre-qualified by a reliable lending institution, before beginning their search.
  • We will focus on the preferred style of home and other criteria of importance to the buyers, as well as ancillary services, such as local shopping, transportation, cultural resources & recreational opportunities.
  • We will produce a detailed list of potential properties to view, from the multiple listing service (MLS), other real estate databases, and "pocket listings" (properties for sale but not on the open market).
  • We will arrange personal showings with clients, to suit their available schedule.
  • We will help the client make a realistic offer to purchase, and will present the same to the seller or agent.
  • We will negotiate the sales price and contract terms.
  • We will recommend & coordinate real property & pest inspections and attempt to resolve any major items identified in the inspection reports.
  • We will help arrange for mortgage financing and hazard insurance.
  • We will work with real property appraisers and help clear any mortgage underwriting conditions.
  • We will aid in document searches (deed, tax bills, survey, etc.) and title work.
  • We will schedule pre-closing walk-through and arrange for any pre-possession agreements/storage of items, if any, and any last minute adjustments to purchase.
  • We will suggest creative financing solutions for the purchase in the absence of conventional financing options.
  • We will work with attorneys, lender closing agents, government agencies (building department, environmental agencies, taxing jurisdictions, etc.), relocation companies, prior to and at closing of title.
  • We will attend the closing for transfer of title, possession, keys, etc.
  • We are available post-closing, for advice and recommendations relating to movers, cleaners, painters, carpeting/floor covering, decorators, and other contractors.
